How tenants opt in to Doot text messages

Consent is collected via a checkbox on a web form. That checkbox is optional and unchecked by default — here's exactly who sees it, what it says, and what happens either way.

Who fills out this checkbox: the landlord or property manager, not the tenant. The screen below is an internal business tool only they can see, while logged into their own Doot account — tenants never visit or fill out any part of it. Checking it is the landlord attesting that they already hold the tenant's consent to be contacted by text, obtained separately as part of the existing lease / property-management agreement between landlord and tenant.

Doot's SMS program ("Tambool LLC") is low-volume, mixed-purpose messaging tied to maintenance coordination at a specific property — not marketing, and not open self-signup. This page documents that flow for review purposes; the underlying screen requires a landlord login, so it's reproduced below rather than linked directly.

1. A landlord adds a tenant to their property

Signed-in landlords manage their properties in Doot — units, tenants, and maintenance requests. From a property's "Tenants" section, they add a tenant by name and mobile number. The tenant is not present for this step and does not fill in any part of this screen — every field is entered by the landlord, about the tenant. The consent checkbox is optional and unchecked by default; a tenant can be added whether or not it's checked.

Doot texts tenants directly for maintenance updates — a phone number is all that's needed.

Unchecked by default. Leaving it unchecked doesn't block adding the tenant — it just means Doot won't text them yet (see step 2).

Consent is optional at this step, and gates texting, not tenant creation: checking the box is never required to add a tenant. If checked, the confirmation is timestamped and stored, and Doot sends the tenant a one-time opt-in text (below). If left unchecked, the tenant is added but Doot will not text them for any reason — the landlord sees a "Texting disabled" notice on that tenant's record and can check a matching attestation later, at which point the same opt-in text goes out.

2. The tenant receives an opt-in confirmation — but only once consent is confirmed

The moment consent is confirmed (whether at tenant creation or later), Doot sends a one-time confirmation text before any coordination messages go out, disclosing the program, frequency, rates, and how to opt out. Nothing is sent before this point:

3. Doot coordinates the repair by text

From there, Doot texts the tenant only about that repair — requesting availability windows and confirming the booking once a contractor is scheduled:

4. Opting out

A tenant can reply STOP to any message at any time to be removed from the program, or HELP for support — consistent with the language in our Terms of Use and Privacy Policy. No mobile information collected through this program is shared with third parties for their own marketing.
